For this Victorian semi-detached home, the client approached us to reorganise and extend the existing layout. The brief is to enlarge a bedroom on the first floor, add a further bedroom in the loft, and create more living space at ground level by extending to the side and rear.
The dated rear kitchen lean-to will be removed and replaced with a new wraparound and infill extension, creating an open-plan living space full of natural light and with views to the garden. A downstairs WC, utility and storage space further improve how the house functions day-to-day. A twin dormer with new sash windows sits comfortably in the roofscape, making room for a master bedroom, dressing area and ensuite.
Careful coordination with the structural engineer keeps the existing outrigger supported and maximises floor-to-ceiling heights in the new ground floor space. Taken back to brick, the envelope is being thermally upgraded with internal and external wall insulation.
