The Old Pottery
The Old Pottery is a sensitive retrofit and refurbishment of a historic residential property within the Abbeville Road Conservation Area in Clapham, completed by J&CO Architects in 2025.
Originally the ceramic production building of the Eagle House estate, the project transformed a building of real character but significant performance problems into a modern, light-filled and energy-efficient home. Key moves included reversing the floorplan to place living spaces at first floor where light and outlook are naturally better, introducing a lightwell, adding clerestory dormer windows, replacing patent glazing with triple-glazed solar-coated glass, and installing a new air source heat pump.
Throughout, the existing structure was retained and refurbished, including the exposed roof trusses that give the first-floor living space its quiet, distinctive character. The project was completed without any extension to the building's footprint, working sensitively throughout in close proximity to the adjacent Grade II listed Mission Room Building and Stable Block.
